10 Subtle Small-Home Staging Hacks

10 Subtle Small-Home Staging Hacks 1. Hide it away. Box up anything smaller than a football that’s not used daily. 2. Take doors off their hinges. The farther the eye can see, the better. 3. Ditch the heavy drapes. Your house will feel brighter and seem larger. 4. Use only one color. Matching paint to furniture gives the impression of more space. 5. Be a little basic. Rein in colorful patterns and cluttered walls. 6. Boost your bulbs. Go for the highest possible wattage throughout your home. 7. Cut the rugs. Limit to one or two spots, such as under your dining table. 8. Add mirrors. They brighten dark rooms and make small spaces seem bigger by reflecting natural light.  9. Clear the corners. Open corners extend the buyer’s view, making a space seem larger. 10. Raise the bar … of your shower curtains and window treatments, that is. Source: realtor.com

4 Factors Other Than Money for Sellers to Consider When Picking an Offer

4 Factors Other Than Money for Sellers to Consider When Picking an Offer Your bottom line shouldn't be your only consideration when selling your home. Keep these four factors in mind as well: FINANCING: Are you looking for an all-cash offer or for a buyer who intends to get a mortgage? There are pros and cons to both. EARNEST MONEY: The bigger this "good-faith" deposit is, the more likely the offer is coming from a serious buyer. CONTINGENCIES: Fewer contingencies mean fewer risks of the deal falling through. CLOSING TIMELINE: Moving is a lot of work and can take a good deal of time, so it's important to choose an offer with a closing date that suits your needs. Source: Realtor.com

5 Most Recommended Projects Before Selling a Home

5 Most Recommended Projects Before Selling a Home Real estate experts and home staging professionals know the market and know what sells. They can tell you exactly what a home needs to increase the chances of attracting buyers. Here are the five projects they most recommend. 1. Professionally Declutter Decluttering a home will help make the space look larger and cleaner. Overcrowded rooms filled with furniture and tchotchkes can make it difficult for potential buyers to focus on the homes potential and can often make rooms feel cramped. 2. Deep Home Cleaning Having a home cleaned by a professional prior to listing can provide a big impact. Having a clean home gives a good first impression and allows the buyer to have a pleasant experience viewing the home. 3. Repair Drywall Minor damage to drywall around the home can be repaired easily and give the home a fresh look. Having this type of damage highlights how much the home has been lived in, giving it an older appearance. 4. Repa

Hometown Heroes Program

THE HOMETOWN HEROES HOUSING PROGRAM (HHHP) WAS CREATED IN 2022 to provide down payment and closing cost assistance to first-time, income-qualified homebuyers to help them buy a home in the community where they work. This assistance is provided via a zero-interest loan that is repaid when the home is sold, rented or transferred. Due to the success of the program, the Florida Legislature expanded it in 2023. So what changed to make HHHP even better? An additional $100 million invested in HHHP so more hardworking Floridians will be able to buy their first home. All full-time, Florida-based employees at or below 150% Area Median Income are now eligible (previously restricted to certain professions). The maximum loan amount increased from $25,000 to $35,000, while the cap of 5% of purchase price remains. Certain manufactured homes now qualify for HHHP loans. HHHP is now an official part of Florida law (previously only a part of the 2022 state budget).
